MyChoice follows a strict content review process designed to ensure reliable and unbiased information.

Markham combines high-value detached homes with growing condo density and neighbourhoods tied to the Don and Rouge watersheds. Rebuilding value, basement water and property type can change an insurance quote even within a short distance.

This page shows Markham below Ontario’s median and compares eight local areas, house sizes, ages and roof conditions. Use it to review dwelling valuation and water eligibility.

The premium figures on this Markham home insurance page are based on internal MyChoice data collected since January 2026.

Key Details About Home Insurance in Markham

Markham’s $1,904 median is well below Ontario’s benchmark, but local areas span $420. Owners of large or custom homes should check rebuild cost and guaranteed replacement-cost eligibility before treating a low premium as strong value.

What’s Included in Home Insurance Coverage in Markham?

For the standard home represented in our Markham data, roughly 90% of the premium supports core coverage and 10% is assigned to enhanced water protection.

Markham’s high-value homes and continued infill can push rebuilding costs beyond a basic estimate. Check guaranteed-replacement-cost conditions and bylaw coverage, then confirm the water limit for finished basements in densely developed areas.

A bundled enhanced-water package may replace some individual endorsements rather than provide an additional limit on top of each one.

What Markham Homeowners Should Check

Use these questions to compare the water portion of a Markham home insurance quote:

  • whether the policy includes sewer backup plus both surface-water and groundwater protection.
  • how the total water limit is allocated when several endorsements are bundled.
  • the dollar amount the homeowner must pay before water coverage responds.
  • which exclusions apply to groundwater, repeated leakage or unrepaired damage.
  • whether the property’s location, construction or loss history restricts eligibility.

Clear water endorsements can be especially important for Markham homes where surface-water flooding is a concern.

How Electrical and Plumbing Systems Affect Home Insurance in Markham

The electrical and plumbing profile below comes from our Markham quote dataset. Actual underwriting depends on the condition, age and documentation for the individual house.

Most of the houses in our Markham quote database use copper wiring, breaker panels and copper-based plumbing. For an individual older house, you should focus on whether its updates can be documented. You should disclose legacy or mixed systems early and ask whether an inspection or licensed-trade report is required.

SystemWhat We Saw in
Markham Quotes
Why Insurers Ask
Electrical wiringApproximately 99% copper; 0% mixed and 1% aluminum wiring.Insurers may ask for details or an inspection when a home has aluminum, mixed or other older wiring.
Electrical panelApproximately 100% breaker panels; 0% fuse-panel category.Fuse panels and older electrical components can restrict insurer options or require an inspection.
Electrical serviceAbout 73% had 100-amp service; 27% had 200-amp service.Insurers assess whether the service has enough capacity for the home and its appliances.
PlumbingApproximately 92% copper and 5% mixed copper/PVC; smaller shares used PEX, copper/ABS or PVC.Material, condition and age matter because older or mixed systems can present a greater leak risk.

What Unique Risks Can Affect Home Insurance in Markham?

If you live in Markham, you may be prone to the following risks:

Flooding

Markham is a flood vulnerable area because it is located near the Don River watershed. Unfortunately, its current open channel system isn’t capable of handling storm water runoff under significantly inclement weather.

Lack of natural infrastructure

Because Makham lacks absorbent green spaces, it can be challenging to contain floods.

Seasonal hazards

During the winter, many Markham creeks experience ice jams, causing water to rise significantly. Creeks also flood during summer thunderstorms.

Relative Home Insurance Risk Indicators in Markham

Markham’s flood and snowstorm claims are Medium-High, with tornado claims at Medium. The city’s combination of high-value detached homes and growing condo neighbourhoods can make claim responsibilities and rebuilding limits very different by property type.

For a detached home, check basement water coverage and the rebuild estimate. For a condo, confirm the corporation’s deductible and which improvements, assessments and belongings fall to the unit owner.

These labels are qualitative risk indicators based on historical hazard context. They are not calculated claim probabilities, expected claim frequencies or forecasts for a specific property.

Methodology

About Dataset

We analyzed over 20,000 real home insurance quotes collected through MyChoice.ca in Canada. All personal information was excluded, and results were reported only in aggregate.

Standard Profile

Our standard profile is based on a detached or semi-detached, owner-occupied house with an estimated replacement cost of approximately $1 million. The house is between 2,200 and 2,800 square feet and at least 40 years old. The homeowner is a non-smoker with good credit and no previous insurance claims. The homeowner has a comprehensive, all-risk policy with a $1,000 deductible, $2 million in personal liability coverage and the maximum available water protection.

Dwelling Details

The standard property is a wood-frame home with a brick-veneer exterior and a full basement. It is occupied as the homeowner’s primary residence and has an estimated replacement value close to $1 million.

Home Age

We examined how premiums change based on when a home was built, grouping properties into homes constructed before 1940, between 1940 and 1959, between 1960 and 1979, between 1980 and 1999, between 2000 and 2009, between 2010 and 2019, and in 2020 or later.

Home Size and Type

We compared premiums across homes ranging from less than 1,000 square feet to 3,000 square feet or more.

Roof, Electrical and Plumbing

We examined how the age and condition of major home systems affect insurance premiums. Roofs were grouped into four age ranges: 0 to 5 years, 6 to 10 years, 11 to 20 years and 21 years or older, with the 11-to-20-year category used as the baseline. For electrical systems, we compared copper, aluminum and mixed wiring, as well as breaker and fuse panels and 100-amp versus 200-amp service. For plumbing, we examined homes with copper, PEX, PVC and mixed plumbing materials.

Data Limitations

The figures reflect home insurance quotes available through MyChoice and participating insurance providers during the study period. They do not represent every insurer or the premium paid by every homeowner. Some provinces, cities, postal code areas and less-common property characteristics are represented by fewer quotes. As a result, figures for those categories may be more volatile and should be treated as directional.

I recently tried MyChoice to look at homeowner insurance options and the process was very fast. The website only required a few basic details about the property to get started. After entering the address, a lot of the home information was already filled in automatically, so I just had to confirm that everything was correct before continuing. Within a short time, the site displayed a few insurance quotes from different providers. Having several prices shown together made it easy to see the differences and decide which option seemed the most reasonable. I also liked that MyChoice included a bit of background information about the brokers connected to each quote. This gave me a better idea of who the provider was and added some helpful context before choosing anything. Overall, MyChoice is a convenient way to check insurance rates if you're exploring your options. It’s simple to use, quick, and helpful for comparing offers without having to search multiple websites.
