Methodology

About Dataset

We analyzed over 20,000 real home insurance quotes collected through MyChoice.ca in Canada. All personal information was excluded, and results were reported only in aggregate.

Standard Profile

Our standard profile is based on a detached or semi-detached, owner-occupied house with an estimated replacement cost of approximately $1 million. The house is between 2,200 and 2,800 square feet and at least 40 years old. The homeowner is a non-smoker with good credit and no previous insurance claims. The homeowner has a comprehensive, all-risk policy with a $1,000 deductible, $2 million in personal liability coverage and the maximum available water protection.

Dwelling Details

The standard property is a wood-frame home with a brick-veneer exterior and a full basement. It is occupied as the homeowner’s primary residence and has an estimated replacement value close to $1 million.

Home Age

We examined how premiums change based on when a home was built, grouping properties into homes constructed before 1940, between 1940 and 1959, between 1960 and 1979, between 1980 and 1999, between 2000 and 2009, between 2010 and 2019, and in 2020 or later.

Home Size and Type

We compared premiums across homes ranging from less than 1,000 square feet to 3,000 square feet or more.

Roof, Electrical and Plumbing

We examined how the age and condition of major home systems affect insurance premiums. Roofs were grouped into four age ranges: 0 to 5 years, 6 to 10 years, 11 to 20 years and 21 years or older, with the 11-to-20-year category used as the baseline. For electrical systems, we compared copper, aluminum and mixed wiring, as well as breaker and fuse panels and 100-amp versus 200-amp service. For plumbing, we examined homes with copper, PEX, PVC and mixed plumbing materials.

Data Limitations

The figures reflect home insurance quotes available through MyChoice and participating insurance providers during the study period. They do not represent every insurer or the premium paid by every homeowner. Some provinces, cities, postal code areas and less-common property characteristics are represented by fewer quotes. As a result, figures for those categories may be more volatile and should be treated as directional.
